Real Estate Investments.

Real estate investments are the safest way to go due to growing property sales. There are different avenues to choose from which include home rentals, abandoned lots, land and overseas real estate investments. Below, I will discuss these four options.


1)      Home rentals are a popular real estate investment. Although many of them are fixer-ups. Be sure you have the extra money to invest in a few upgrades. The cheaper the buying price, the more upgrades that will need to be done. Although you can bargain a price with these type of real estate investments. Inspect the house and see what kind of damage there is. It’s best to get a home inspector. They know where to look and what to look for.  

2)      Abandoned lots are on the top of the list for real estate investments. Typical abandoned lots have overgrown grass, no outside lights on and an absence of vehicles. This type of real estate investment tends to sell for cheap. Because there is no information to contact someone, you will have to check with the court house on ownership of the house. Or you can look online under the city’s property appraiser’s website.  Contact the owner and ask what they plan to do with the property. Inform them that you are looking for their type of property to market and if sold, they will receive cash. This will spark interest in the home owner that doesn’t know what to do with their property and just wants it out of their hands.

3)      When looking for land to invest in, explore your options. Decide whether you want to build on the property or just buy as is. If you plan to build, you will have to check building codes in the area. Check into selling prices and growth in the area. If a number of people are selling their houses in the area, find out the typical time it takes to sell. You don’t want to invest in a property that has a hard time selling. Investing in land “as is” is the simpler way to go. You basically just purchase the land and sit on it.

If you have the finances for it, buy in bulk. Purchase several lots or acres. If the area is cleared it will typically be more expensive than a wooded area. The best place to buy is where new development is expected to open up. Although remember, you won’t reap the benefits until sometimes 5+ years later. With land investments, it is generally a long term investment. With new businesses or people moving into the area, the land value is guaranteed to rise. So keep in mind, the longer you keep it, the more the value will go up.

4)   Lastly, if you’re really daring, look at property abroad. Some major markets to consider are the USA, Australia and Europe. Although, due to recruiting of the European Union, there are smaller markets that are expected to increase in the near future such as: Bulgaria, Slovakia, Turkey and Hungary. Look up international real estate web sites on the internet to see what is open. Or you can visit them yourself to get a broader scope.
